Northwood rentals range from older houses and duplexes in the historic districts to apartment and condo buildings. Power comes from FPL and water from the City of West Palm Beach. Before you sign, check the flood zone and, in a house or duplex, who handles pests and the yard.

All homes in ZIP code 33407, rented or owned. US Census Bureau, American Community Survey 2024 5 year estimates. Rounding makes up the rest.
More than half the homes were built before 1980 and about 16% before 1950, while a quarter have been built since 2000. Day to day, that means:
- Historic districts. Six of the city's historic districts are in 33407: Old Northwood, Northwood Hills, Northboro Park, Northwood Harbor, West Northwood and Northwood Road. Exterior changes there must meet the city's preservation ordinance, so agree anything outside with your landlord first
- Condos. A condo rented from its owner comes with association rules and sometimes approval. See our downtown renting guide
- Lead paint. For a home built before 1978, the landlord must give you the EPA lead pamphlet, disclose any known lead paint and put a lead warning statement in the lease
Rent
The median gross rent in 33407 was $1,608 a month in the Census Bureau's 2024 5 year estimates, plus or minus $69. Gross rent includes utilities the tenant pays, and the figure covers 2020 to 2024, so treat it as a guide rather than an asking rent.
Getting around
- Tri Rail. Mangonia Park station is at 1415 45th Street, with free parking and Palm Tran routes 31 and 33. The West Palm Beach station at 203 South Tamarind Avenue also has free parking and links to about ten Palm Tran routes
- West Palm Move. The city's electric fixed route runs between Northwood Village and the Norton Museum of Art every 8 to 10 minutes for $1. On demand rides cost $2, cover most of the city east of Interstate 95 and are booked in the West Palm Move app or on (561) 264 0458
- Brightline. The station is downtown at 260 Quadrille Plaza Drive, for trains south to Miami and north to Orlando
Power, water and trash
| Service | Who supplies it | How to set it up |
|---|---|---|
| Electric | FPL | Online with FPL. Orders received by 12 p.m., Monday to Saturday, are usually connected the same day |
| Water and sewer | City of West Palm Beach | Call (561) 822 1300. A deposit is required and same day service is not guaranteed |
| Trash and recycling | City of West Palm Beach | Billed on the city utility account. Look up your days on the city's Pickup Schedule |
Outside the West Palm Beach city limits the water and trash providers may differ.
Check the flood zone
- Enter the address on the city's flood map, which shows the flood zone and base flood elevation, or on the FEMA Flood Map Service Center. The current FEMA maps took effect on December 20, 2024
- Call the city on (561) 805 6705 to ask about the flood zone and any past flooding at the address
- Insure your belongings: renters insurance usually excludes flood. NFIP policies in the city get a 25% discount, and cover usually starts 30 days after purchase
Before you sign
- Who handles what in a house or duplex. In an apartment, Florida law makes the landlord provide pest control, locks and keys, garbage removal, heat and hot water unless agreed otherwise in writing. For a single family home or duplex it does not (section 83.51(2)), so the lease should say who does each
- Ask who puts up the storm shutters or panels when a hurricane warning is issued, and where they are kept
- Ask whether the rental has the city's rental business tax receipt and Certificate of Use, which the city requires of those renting property
At move in
- Take dated photos and video of every room before you unpack, and report anything damaged or not working in writing
- Clean before the boxes arrive with our move in cleaning checklist, or book a deep clean in Northwood if the home was left dirty
See our Northwood page for the neighborhoods, move out cleaning in Northwood for when you leave and our moving checklist if you are new to the city.
Send a request for a move in clean and a local cleaner will call you to quote.
