Most rentals in Lake Worth Beach are older houses, duplexes and small buildings. The city runs its own electric and water utility, so you set up power with the city, not FPL. Before you sign, check the flood zone and the city business license, and agree who handles pests and the yard.

| Attached house or townhouse | 4.5% |

All homes in ZIP code 33460, rented or owned. US Census Bureau, American Community Survey 2024 5 year estimates. Mobile homes and rounding make up the rest.
The homes are also old: 74% were built before 1980 and 13% in 1939 or earlier. Day to day, that means:
- Duplexes and small buildings. You share walls, a yard and often the trash area with neighbors. Ask who cuts the grass, who puts the carts out and where you park
- Historic districts. College Park, Old Lucerne, Northeast Lucerne, Southeast Lucerne, South Palm Park and the Old Town Commercial District. Exterior work there needs a city Certificate of Appropriateness first, so agree any outside change with your landlord
- Lead paint. For a home built before 1978, the landlord must give you the EPA lead pamphlet, disclose any known lead paint and put a lead warning statement in the lease
Rent
The median gross rent in 33460 was $1,538 a month in the Census Bureau's 2024 5 year estimates, plus or minus $75. Gross rent includes utilities the tenant pays, and the figure covers 2020 to 2024, so treat it as a guide rather than an asking rent.

Power, water and trash
| Service | Who supplies it | How to set it up |
|---|---|---|
| Electric and water | City of Lake Worth Beach | Lake Worth Beach Utilities, online or on (561) 533 7300 |
| Natural gas, if the home has it | Florida Public Utilities | Online with Florida Public Utilities |
| Trash and recycling | City of Lake Worth Beach | Enter your address on the city's collection schedule |
Report outages after hours on (561) 586 1695. Garbage goes twice a week from the black city cart, recycling once a week and bulk waste once a month; bags beside the cart are not taken. Outside the city limits the suppliers may differ.
Check the flood zone
- Search the address on the Palm Beach County Find Your Flood Zone map or the FEMA Flood Map Service Center
- Call the city's Building Division on (561) 586 1647 for free help with the flood zone and past flooding
- Price flood cover for your belongings. Standard renters insurance does not cover flood, and a flood policy usually starts 30 days after you buy it
Before you sign
- Ask whether the property holds a current city business license. The city requires one for any rental, with an inspection every three years. See the Lake Worth Beach rental license
- Who handles what in a house or duplex. In an apartment, Florida law makes the landlord provide pest control, locks and keys, garbage removal, heat and hot water unless agreed otherwise in writing. For a single family home or duplex it does not (section 83.51(2)), so the lease should say who does each
- Ask who puts up the storm shutters or panels when a hurricane warning is issued, and where they are kept
At move in
- Take dated photos and video of every room before you unpack. Run every tap and the AC and report problems in writing
- Clean before the boxes arrive, using our move in cleaning checklist, or book a deep clean in Lake Worth Beach if the home was left dirty
See our Lake Worth Beach page for the neighborhoods, move out cleaning in Lake Worth Beach for when you leave and our moving checklist if you are new to Florida.
Send a request for a move in clean and a local cleaner will call you to quote.
This guide is general information, not legal advice. Laws change, and your lease may add terms. For advice on your situation, speak to a Florida attorney or the Legal Aid Society of Palm Beach County.
