Exterior changes there must meet the city's preservation ordinance, so agree anything outside with your landlord first.
Renting a house
- Who handles what in a house or duplex. In an apartment, Florida law makes the landlord provide pest control, locks and keys, garbage removal, heat and hot water unless agreed otherwise in writing. For a single family home or duplex it does not (section 83.51(2)), so the lease should say who does each
- The yard. Agree in the lease who mows, trims, runs the irrigation and looks after any pool
- Older systems. Check the AC cools every room, the water heater keeps up and windows open, close and lock
- Storms. Ask who puts up the storm shutters or panels when a hurricane warning is issued, and where they are kept
- Lead paint. For a home built before 1978, the landlord must give you the EPA lead pamphlet, disclose any known lead paint and put a lead warning statement in the lease
Rent
The median gross rent in 33405 was $1,566 a month in the Census Bureau's 2024 5 year estimates. The margin of error is wide, plus or minus $225, because fewer homes here are rented. Gross rent includes any utilities the tenant pays, and a whole house will usually cost more than the median.

| Water and sewer | City of West Palm Beach | Call (561) 822 1300. A deposit is required and same day service is not guaranteed |

Check the flood zone
- Enter the address on the city's flood map or the FEMA Flood Map Service Center. Check the exact address, not just the neighborhood
- Call the city on (561) 805 6705 about the flood zone and past flooding at the address
- Insure your belongings. Renters insurance usually excludes flood, and NFIP policies in the city get a 25% discount through the Community Rating System
At move in
- Walk the yard, garage and patio as well as the rooms, and photograph everything with the date showing
- Report anything damaged or not working in writing
- Clean before you unpack with our move in cleaning checklist, or book a deep clean in the South End if the home was left dirty
See our South End page for the neighborhoods, move out cleaning in the South End for when you leave and our moving checklist if you are new to the city.
Send a request for a move in clean and a local cleaner will call you to quote.
